Cesc Fabregas faces an ongoing legal dispute in Switzerland over unpaid rent and alleged property damage at a luxury villa in Bissone, near Lake Lugano. According to local court filings and reporting by Corriere Adriatico, the landlord, Christian de Kant, claims the coach owes more than 60 mila euro in unpaid rent and damages following a tenancy that began in 2023.
The Lake Lugano Property and Monthly Lease Terms
The disputed property is a high-end villa situated in Bissone, an exclusive residential district along the shores of Lake Lugano popular with sports figures and professionals. The residence features expansive glass windows, panoramic views, and modern finishes. According to records cited by Corriere Adriatico, the monthly rent for the villa was set at 8,500 euros. Fabregas originally moved into the property in 2023, with a lease agreement extending through the end of November 2025 for a total value of 56.000 franchi.
Court Proceedings in Lugano and Partial Rulings
The dispute reached the Pretura del Distretto di Lugano after months of friction between the two parties. Fabregas reportedly withheld payments due to structural complaints concerning humidity and technical defects within the building. Landlord Christian de Kant initiated legal action after filing complaints over unpaid rent spanning from October 2024 to April 2025—totaling seven months of missed payments. In April, Pretore Carlo Paris partially accepted the landlord’s claim, ordering a payment of 26.500 franchi. Fabregas subsequently appealed the initial ruling.
Property Damage Claims and Future Proceedings
Beyond the unpaid rent claims, the legal battle encompasses requests for tenant eviction—which was declared inadmissible in early 2025—alongside disputed lease cancellations. De Kant has filed further claims seeking an additional 60.000 franchi (circa 63mila euro) to cover alleged property damage and legal expenses. Photographic evidence published by local media highlighted cracks in the plaster across multiple rooms. While the exact origin of these structural flaws remains contested, the landlord argues that the general state of cleanliness and unaddressed damage prevented the successful handover and subsequent re-letting of the apartment.
