The historic Hotel Olivier is back at auction for less than a third of its value

BELLUNO – It is valued at almost 3 million euros, but after two unsuccessful attempts it is put back up for sale at less than a third of its value. There seems to be no interest in thehotel Olivier of via Col de Gou on Nevegal: a structure from the golden years of the Colle, which marked an era. It will return to auction on 13 June with a starting price of 815,625.00 euros and a minimum bid set at 611,718.75 euros. The appraisal value was 2.9 million euros. Founded by the Olivier Brothers, it is one of the hotels that made the history of Nevegal, from the 60s to the early 2000s. It was one of the founders who remembered how the hotel could be strategic in view of the Olympics. But that appeal launched in 2022 seems to have fallen on deaf ears.

THE PROPERTY
The historic hotel, which has now been closed for 10 years, is described as follows in the announcement for the new auction: «It consists of 4 floors above ground, in addition to the attic and the basement, equipped with hydro-sanitary, electrical, heating and two elevators; in a reasonable state of maintenance, it needs an overall maintenance / renovation, as well as the completion of the unfinished parts. Free”. Also in the appraisal carried out on the structure, it is recalled that “The building derives from the new construction intervention started in the second half of the 1960s, and subsequently expanded in the following years until it reached its current configuration, with the issue of the partial habitability permit in date 05/12/1992”. “Currently the building complex – continues the expert report – consists of a limited portion that has remained unfinished, which affects the basement, ground and first floors, which, from a building point of view, is in its raw state, which the project intended as a swimming pool, with the related services, and rooms on the first floor. The ascent to the floors for guests is served by two stairwells with a lift; a service stairway is intended for use by assigned personnel.’

THREE STARS
It should be noted that the Olivier hotel “was classified as 3-star with the following accommodation capacity: 49 rooms, 107 beds, 50 private bathrooms” and that “the accommodation facility, in order to start up, will have to undergo a new classification application and to reopen the business by obtaining all the necessary authorizations and carrying out all the necessary formalities”. The appraisal concludes: “The property is in a fairly good state of maintenance, also probably following the period of inactivity of the structure which, from the communications made by the Municipality, appears to have started in 2013”.

HISTORY
The activity of the Olivier brothers from Codissago sul Nevegal began in 1961 with the management of the Cristiania Sport Bar: yes indeed “cristiania”, or the technique of turning and stopping on skis, introduced by Norwegian skiers and then adopted all over the world which it is performed with parallel skis by moving the weight of the body with a measured twist towards the tip of the ski which will be downhill at the end of the turn. The construction of the first part of the Hotel Olivier dates back to 1966. Many national teams of various sports disciplines (who made their retreats there) have passed through the hotel. To remember that of rugby, (a very popular sport in those years) of skiing, archery, diving and many others, but also Serie A football teams: Inter arrived in 1981, the year after having won the Scudetto. There is a photo of the team in front of the hotel with Anastasi, Prohasca, Baresi, Bergomi and coach Bersellini, then came Fiorentina, Bologna, Sampdoria, Ascoli, Verona, the youth teams of Inter and Milan. then other Serie B and C teams. And the first Soccer Schools were born at Olivier from a rib of the Inter youth sector.
