Catalonia reaches 90,110 m2 of contracted logistics surface this 2024 |

The hiring of logistics space in Catalonia maintains its downward dynamics in the first quarter of this year. And according to the latest Forcadell report, the contracting of logistics surface in Catalonia during the first three months of the year is 90,100 m2, a decrease of 61% compared to the same period in 2023. This situation began in the second quarter of last year due to the delay in decision-making by tenants. Demand continues and projects are not being canceled but their closure is taking longer.

Likewise, the firm points out that “we have been seeing a delay in decision-making by tenants” as one of the reasons for this contraction that has persisted since the second quarter of last year. “The demand continues to exist and we do not see cancellation of projects, but the closure is taking longer than usual,” say sources from the consulting firm.

In these first three months, 11 operations were registered. By area, the 2nd ring of Barcelona housed most of the contracted surface, with 71,863 m2 in eight operations, 80% of the total. The 3rd crown follows in meters with 11,117 m2 in two operations (12% of the total), while the 1st crown registered 7,130 m2 in a single operation (8% of the total).

The average operation in the region stood at 8,192 m2. Unlike what usually happens, the 3rd crown did not generate large operations and the average stood at 5,559 m2.

In this period, the rental of 14,348 m2 owned by LPG to the logistics operator De Rijke in Santa Perpetua de Mogoda (2nd crown) stood out, as well as the 7,130 m2 of the last mile project owned by Prologis.
