Three-time AFL premiership player Dustin Martin and business partner Chris Bissiotis have listed an inner-Melbourne commercial building with a price tag exceeding $4 million, news.china.com.au reported.
The 955-square-metre property sits at 401-407 Victoria Street in Abbotsford and currently generates $94,528 annually in rent. Commercial real estate agents Rory Teska Szer and Larry Takis of Teska Carson are managing the marketing campaign for the site, which sits within a Commercial 1 Zone.
Records show the building offers a potential fully-leased income of approximately $230,000 per year. Two retail spaces on the ground floor are currently leased to a medical practice and a cooking school.
Teska Szer noted that the corner location along Victoria Street provides prime exposure for prospective buyers. The property previously went to market in 2024 with a different agency seeking roughly $9 million, placing the current sub-$4-million expectations more than seven figures below that earlier figure.
Agents anticipate the primary pool of interested buyers will consist of property investors alongside commercial developers. A former restaurant occupied the third street-level tenancy, which agents indicate suits a continuation of food and beverage operations.
In July, Martin sold a Port Melbourne apartment for $1.6 million after purchasing the property for $1.7 million in 2021.
Additional transactions earlier in the year included the sale of another Abbotsford address at 297 Victoria Street for $2.085 million. Martin has also maintained ownership interests connected to commercial assets along Victoria Street, including a listing at 367 Victoria Street.
