Roger Federer and his family have officially moved into their newly constructed estate in Rapperswil-Jona along the shores of Lake Zurich, according to local reporting by Nau.ch. The expansive property spans approximately 16,000 square meters and features six flat-roof buildings, an underground garage, an outdoor swimming pool, and a private tennis court bearing the star’s “RF” logo.
The Rapperswil-Jona Estate and Construction Timeline
The 20-time Grand-Slam champion purchased the lakeside plot in the summer of 2019, with initial moving plans targeted for late 2021. However, the multi-million-franc project faced prolonged delays over several years. Construction halted temporarily in 2021 due to uncertainties surrounding a shoreline wall, and crews also had to excavate roughly 90 centimeters of soil contaminated with old construction waste. Federer additionally changed architects during the long development process, while a federal decision in autumn 2024 ultimately halted plans for a private boathouse.
Property Valuation and Zurichshore Real Estate Market
While local estimates have repeatedly placed the total cost of the Rapperswil estate at around 70 million Swiss francs, luxury real estate experts note that precise public valuations remain difficult to verify. Anisa Imhof, a content creator specializing in high-end properties, told Nau.ch that land with direct access to Lake Zurich ranks among the most exclusive and sought-after territory in Switzerland. Due to strict limits on available shoreline plots, custom architecture, advanced security, and high-end engineering, investments in this sector frequently reach tens of millions of francs without ever appearing on the public market.
Local Reactions Along the Zurichshore
Residents in the Kempraten neighborhood have expressed mixed feelings regarding their high-profile new neighbor. Some locals, such as 84-year-old resident Peter, noted to Nau.ch that the tennis icon is simply “a person like anyone else” and doubted the arrival would meaningfully alter municipal taxes. Other community members raised ongoing concerns about public access to the water, pointing to a longstanding debate among local preservationists who pushed for a public path along the shoreline before construction began. Despite the lack of a public walkway, neighbors reported seeing evening lights inside the Federer residence and shared an overall sentiment of curiosity about potentially spotting the former world number one in the area.
