Room Rentals in Barcelona Exceed €730 a Month, According to the OCU

The average monthly cost to rent a single room for students in Barcelona has reached 735 euros, according to an analysis published by the Organización de Consumidores y Usuarios (OCU). The consumer organization based its findings on an examination of 6,580 listings published on the Idealista platform as of August 31.

The surge in individual room rentals highlights a growing workaround used by property owners to navigate rental caps in Catalonia. In response, the Catalan Parliament approved a pioneering law in December designed to regulate seasonal and room rentals across the region.

Neighborhood Breakdown Shows Stark Price Divides Across Barcelona

Location remains a primary factor in determining housing costs for tenants navigating Barcelona’s competitive market. According to the OCU data, differences in room rental prices between neighborhoods can exceed 3,000 euros annually, with potential savings reaching up to 3,600 euros per year depending on the chosen zone.

The highest room prices are heavily concentrated in certain districts. The Dreta de l’Eixample records the highest average at 832 euros per month, followed closely by Sant Gervasi-Galvany at 804 euros and the Raval at 800 euros. Conversely, more affordable alternatives exist in areas such as Camp de l’Arpa del Clot at 577 euros and the Guinardó at 583 euros per month.

Persistent imbalances between housing supply and demand continue to drive rental rates upward. In neighborhoods with comparable data available from 2023, the OCU noted price increases ranging between 17% and 33%. The Raval district experienced a particularly sharp climb, moving from an average of 625 euros to 800 euros over a three-year period.

Renting Entire Apartments vs. Individual Rooms

While individual rooms command high prices, the OCU analysis points out that renting a complete 80-square-meter apartment to share among three people can serve as a “bastant més barata” (much cheaper) alternative. Depending on the neighborhood, sharing an entire flat breaks down to a cost ranging between 347 and 938 euros per month per person.

However, the organization cautions that group leases require careful legal preparation. The organization advises tenants to explicitly clarify individual responsibilities within the contract and to establish a clear procedure for substituting roommates who decide to break their lease.

For students facing tight financial constraints, the OCU recommends widening searches to less centralized zones. Renters are also advised to carefully evaluate surface area, the total number of co-habitants, included utility expenses, and contract conditions before signing.
