Justin Ishbia’s Canal Edge has unveiled a proposal for a riverfront stadium and mixed-use district dubbed ‘The Railyards’ along the Chicago River. The ambitious South Loop concept explores a potential future home for the Chicago White Sox once their lease at Rate Field expires after 2029.
A fresh option for a downtown ballpark has entered the conversation in Chicago, courtesy of a development company led by White Sox minority owner Justin Ishbia. Canal Edge LLC released renderings and preliminary plans for The Railyards, a massive mixed-use project spanning a 47-acre Amtrak property along the south branch of the Chicago River between West Roosevelt Road and West 18th Street.
The announcement follows months of speculation regarding Ishbia’s intentions for the riverfront land. While the concept remains in its early planning phases, it introduces a compelling alternative to previous stadium proposals as the franchise weighs its long-term future in the city.
The Railyards Vision and South Loop Stadium District
Renderings of the proposed district depict an open-air ballpark with its outfield opening pointed northeast at the city’s skyline, alongside transit-oriented residential, commercial, and retail spaces. The project would transform long-underutilized industrial land into a year-round gathering spot equipped with water-taxi service, a nearby Metra station, and views of the skyline.
The site sits directly across the river from The 78 development area where the MLS club Chicago Fire broke ground earlier this year on a stadium. If the White Sox eventually relocate there, it would establish a centralized stadium district along the river akin to major sports hubs in other U.S. markets.
“He agreed to conduct a multi-month study and evaluation of the site and to present those findings to the White Sox for consideration. If the site proves interesting and viable after his due diligence, it would be added to the locations up for consideration for a new ballpark, along with The 78 and other options.”

The team’s lease with the state-owned Rate Field concludes after the 2029 season. That timeline intersects directly with ownership succession agreements. Ishbia holds an agreement with current White Sox Chairman Jerry Reinsdorf providing an option to purchase the franchise after the 2034 season, with a buyout window opening as early as 2029.
Reinsdorf previously lobbied state officials for public backing to build a new ballpark at The 78, a plan that ultimately failed to gain legislative momentum in Springfield. By contrast, sources indicate Ishbia intends to privately finance the Railyards ballpark project.
Community Reaction and Political Hurdles Ahead
While business and development circles are weighing the economic potential, local leaders have raised immediate concerns regarding fiscal protection, community impact, and neighborhood infrastructure.

The two leaders further stated that any request for TIF dollars and tax breaks to support the plan should be roundly rejected.

Furthermore, local opposition persists regarding an Amtrak proposal to shift maintenance facilities toward the Bridgeport community.
Meanwhile, 28th Ward Ald. Jason Ervin, whose ward encompasses the proposed stadium site, expressed a willingness to evaluate the project while emphasizing taxpayer protections.
“At the same time, Chicago faces significant fiscal challenges, and any proposal must protect taxpayers and demonstrate that the public benefits justify any public investment. I will approach these discussions with an open mind and a clear focus on what is in the best interests of the 28th Ward and the City of Chicago.”
Mayor Brandon Johnson was briefed on the development plans ahead of the public release. As Canal Edge begins its months-long feasibility and transportation study, the franchise remains under Reinsdorf’s operational control, leaving the final decision on whether to leave Bridgeport to future evaluations.
