The Football Factory has reached an agreement with Florgrade FC to establish a “Football Citadel” surrounding the club’s future stadium in Cortegaça. The deal was formalized on Thursday in Ovar by Giacone and José Carlos Fontes Almeida Neves Ferreira, a member of the Florgrade FC Board of Directors.
Investment and Ownership Timeline in Ovar
While the agreement remains subject to a few pending conditions, it clears the path for The Football Factory to enter Portuguese football through the club known locally as the “corticeiros de Riomeão” that plays its fixtures in Cortegaça. Financial terms of the transaction were not disclosed.
Under the terms outlined by the parties, The Football Factory is expected to take over 100% management control of Florgrade FC at the start of next season. However, the precise calendar and the advancement of the project’s various components depend on securing the necessary authorizations from competent regulatory entities in Cortegaça and Ovar.
Master Plan for the Cortegaça Football Citadel
The “Football Citadel” concept serves as The Football Factory’s benchmark model for a destination built around a stadium, designed to operate year-round rather than strictly on matchdays. The project blueprint combines football infrastructure with hospitality, food and beverage outlets, commercial retail, gym facilities, and residential and business spaces.
Additional features proposed for the site include a hotel, sports-themed restaurants and bars, a football academy, a medical center, offices, and a congress center. The London investment platform intends to use this Cortegaça development as a model for a concept it plans to replicate subsequently in other European nations.
“This is for the good of Ovar and everyone associated with the club,” José Carlos Ferreira said regarding the anticipated local impact. “It is an opportunity to create value and improve the quality of life across our entire community.”
Florgrade FC Enters Portuguese Professional Landscape
Founded in 2019, Florgrade FC has established itself as one of the newest sporting projects in the Vareiro football region, currently competing in the Campeonato de Portugal. Through this partnership, the club transitions into the gateway for The Football Factory’s football operations, merging athletic competition with real estate investment, commercial services, and new business ventures.
The venture places Cortegaça at the center of the London investment firm’s first international experience, fundamentally reshaping the connection between the club, its upcoming stadium, and the surrounding territory.
