During a municipal planning session, a long-time resident whose property shares a drainage pipe with the estate warned of potential “catastrophic sewer overflows” if evergreen trees are planted near the aging infrastructure. She received a $75,000 estimate to protect the shared pipe from intrusive tree roots, a financial burden currently under discussion with the couple’s legal representation. “What am I going to do when I have 50 evergreen trees over my drainage pipe and they are no longer there?” she asked during the hearing, questioning the long-term impact on her Bratenahl home.
Project manager defends privacy measures
Jacob Kutz of Tiny Construction, serving as the project manager for Kelce and Swift, defended the proposed changes by emphasizing that privacy and security are the primary goals following one of Cuyahoga County’s most notable real estate transactions. Kutz noted that the plans have already been scaled back from initial drafts, including lowering a proposed perimeter fence from 2.4 meters to 1.8 meters. The Bratenahl Architectural Review Board previously approved the 1.8-meter fence in September, while approving the front-property landscaping plan during a subsequent Tuesday session.
Lakefront estate features and broader portfolio
The Bratenahl estate sits directly on a lakefront lot and includes specialized security infrastructure, such as an automated warning alarm designed to alert individuals who approach too close to the residence, as reported by Page Six. Project representatives noted that the couple has taken voluntary steps to maintain community relations, including pressure-washing the shared sewer line independently. Beyond their Ohio residence, Swift and Kelce maintain a sprawling real estate portfolio spanning properties in Kansas, New York, Tennessee, Rhode Island, and California.
