The first proposal focuses on via Ezio, situated in a central area that municipal authorities describe as severely degraded and currently zoned for artisan activities. City officials confirmed that the project outlines a complete conversion of the site into residential housing, accompanied by public parking lots and newly designed green spaces. The plan also incorporates the restoration of an existing baseball stadium, adding new structures to service the sports facility, alongside a bicycle path along the canal designed to connect the zone directly to the recently upgraded Porta Nuova bridge. The presentation of the documents has aroused particular interest among the commissioners, given the scope of the three proposals, one concerning a central area and two in Latina Scalo, stated councillor Muzio.

Infrastructure Upgrades and Sports Complex Planned for Latina Scalo

A more complex initiative centers on Latina Scalo between via della Stazione and via Carrara, currently designated for industrial use. This proposal shifts the land use toward residential, commercial, general service sectors, and equipped public green areas. Planners prioritized vehicular circulation by drafting a new roadway linking via delle Industrie directly to the railway station parking lot to ease congestion for commuters traveling from Latina toward the transit hub. Following recommendations from the commission, developers integrated a new sports complex featuring an Olympic-sized swimming pool, a smaller auxiliary pool, padel courts, and multi-disciplinary training areas, alongside a commercial zone that could potentially host a local market.

Primary Urbanization and Housing Expansion on Via del Gladiolo

A second Latina Scalo project targets the via del Gladiolo neighborhood, concentrating on foundational infrastructure improvements. The proposal involves establishing a new road network, installing primary urbanization works such as a public water supply network, and expanding public green spaces. In exchange for delivering these civic improvements, the private developers plan to build a commercial building paired with three residential apartment blocks.
