China Net Real Estate News From May 31st to June 2nd, the first batch of “two centralized” land supply in Suzhou City, Jiangsu Province officially started. This time, 32 plots of land were sold in a centralized manner, with a total area of 2.478 million square meters and a starting price of 40.584 billion yuan.
From the perspective of the nature of land use, there are 25 land for residential use, 4 land for commercial use, and 3 land for relocation and resettlement. In terms of regional distribution, there are 2 cases in Gusu District, 8 cases in Wuzhong District, 6 cases in High-tech Zone, 2 cases in Industrial Park (including 1 case in Suxiang Cooperation Zone), 3 cases in Xiangcheng District, and 11 cases in Wujiang District.
After 31 rounds of bidding, Wuxi Overseas Chinese Town Industrial Development Co., Ltd. (OCT) won the 2021-WG-31 plot for 5.77 billion yuan, with a floor price of 13,790 yuan/㎡ and a premium rate of 11.10%.
Data show that the plot is located on the west of Xiangcheng Avenue and on both sides of Jiyuan Road in Yuanhe Street, Xiangcheng District. The transfer area is 171,100 square meters, the starting price is 5.2 billion yuan, and the bidding deposit is 1.56 billion yuan.
The transfer documents show that the residential part of the plot (except for houses with 6 floors and below) is 100% finished residential, and the decoration standard is not less than 1500 yuan/square meter.
The commercial service part of Zone A is only allowed to set up commercial (B1) and commercial (B2), with a total construction area of ≥140000 square meters. Except for the commercial (B2) part which can be transferred as a whole, the rest cannot be sold and cannot be transferred, and no wholesale market is allowed. (B12) No serviced apartments are allowed. Among them, the commercial (B1) capacity-calculated building area is ≥110,000 square meters, which must be centrally installed, and the commercial (B2) capacity-calculated building area is ≥25,000 square meters.
The commercial service section of Zone B is only allowed to set up businesses (B1), no wholesale markets (B12), no service apartments, no sales and no transfers. Sports facilities must be installed with a capacity building area of ≥15,000 square meters, and an open field ≥3,000 square meters, including badminton, basketball, and swimming pools. The total building area of the swimming pool is ≥5,000 square meters, which can be set underground.
Retail business (B11) and catering (B13) can be set up underground in Zones A, B and C, with a total construction area of 5000-10000 square meters, and shall not be set up in the corresponding underground space of the residential part. The underground space is used for retail business, catering, sports facilities, civil air defense, parking lots and equipment rooms. The underground space is limited to -15 meters (relative elevation), and the building area is not included in the comprehensive plot ratio;
Sky corridors can be set up in the upper part of Zone C. Corridors can include passages, retail business (B11), and catering (B13), and their capacity building area is included in the comprehensive floor area ratio of Zone B;
The upper part of the area must be set up as a whole to connect the A, B area and the existing land on the east side. The overpass is only a passage, with a width of ≤ 12 meters, and must be unconditionally open to the public. After completion, it shall be handed over to the territorial government free of charge, and the real property rights belong to the local government . The detailed design must be clarified in the planning and design plan submitted for review of the project, and the opinions of the local government must be sought. If the capacity area of the flyover part is involved, the capacity of the construction area shall be included in the comprehensive floor area ratio of the B plot. The total cost of the flyover is not less than 50 million yuan.
Areas A and B must be developed and constructed simultaneously. Before the construction progress of the centralized commercial facilities in Zone A and the sports facilities in Zone B reaches positive or negative zero, the pre-sale of commercial residential buildings shall not exceed 60% of the total residential building area; before the construction progress reaches the ceiling of the main structure, commercial residential buildings shall be pre-sold The proportion of capacity-contained building area shall not exceed 80% of the total capacity of the residential building area.
